Planning Applications Fees

If your extension needs planning permission the application fee payable to the local authority is £371.

Certificate of Lawful Development Fee

If your extension is classed as permitted development and your aren't located in a conservation area you can apply for a Certificate of Lawful Development. This is your proof that the development doesn't need planning permission. Whilst it isn't compulsory to obtain this, we would recommend obtaining this confirmation. The application fee payable to the local authority is £185.50

Building Warrant Application Fee

The building warrant application fee is directly linked to the value of works to be undertaken. The majority of projects we undertake result in an application fee of around £215 for minor works (e.g. a wall to be removed), £513 for conversion of a single garage, £950 for a single storey extension. 

The estimated cost used to determine the building warrant application fee excludes VAT and also excludes the cost of kitchen units and appliances and bathrooms fixtures and fittings.

Our Fees

Following an initial meeting to discuss the works to be carried out we will provide a fixed fee quotation to prepare the necessary drawings, specifications and calculations and act as you agent during the application process until consent is granted. Unlike other companies, we will provide project specific construction details and all structural engineering inputs necessary for each application within our fixed fee. Prices for preparation of all drawings and documentation for planning permission and building warrant start from:

Garage conversions - £750
Sun rooms - £1,300
Loft conversions - £1,950
Single storey extensions - £1,300
Two storey extensions - £1,850

Where your extension contains a large proportion of glass there may be additional costs associated with further structural engineer input and/ or the need to carry out additional energy/ thermal calculations
